What are the rates for Social 28 private residences?

Social 28 offers a variety of floorplans with unique features. Please contact the Leasing Office for additional details and specials.

How close is the property from campus?

The property is located 28 steps away from the main entrance of the University of Florida and within walking distance to the University Avenue Restaurants and shopping.

What’s included in the rent?

The rent includes internet, cable, trash, and sewer with an electricity and water allowance of $30 per person. This avoids the hassle of setting up an account and the headache of gathering money from your roommates!

What’s an individual lease?

An Individual lease means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you do not qualify on the credit or income portion of the application, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet application’s credit qualifications.

What are the fees and requirements to lease at Social 28?

All residents must pass a criminal background check and credit screening.
A color copy of your ID (Driver’s License, Government Issued ID, or Passport) must be provided.
A $50 non-refundable application fee for credit and background check will be due to process the application.
A $300 move out fee will be due on or prior to move in for general cleaning and steam cleaning upon move out.

What kind of security is offered at Social 28?

The safety of our residents is of the utmost concern to us and therefore we offer more security features than you may find anywhere else! Social 28 is a controlled access community with the following measures in place:
168 monitored video surveillance cameras
Courtesy Patrol in the evenings
Key Fob access for all entry points
Private locks on all bedrooms

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at Social 28 before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.

Where can I pay my rent and fees?

There are a few options available to make your rental payments. The easiest way is to submit it electronically through the Social28 Resident Portal, or you can drop it off at the Rental/Leasing Office.

Is there parking?

Absolutely. Social 28 has single spaces in our garages as well as a state of the art Klaus Parking System. Spaces are leased on a first come, first serve basis, so don’t wait to contact our leasing office for availability and pricing. Scooter parking and covered bicycle storage is also available.

What if I have a maintenance request?

Submit maintenance requests anytime electronically through the Social28 Resident Portal. Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently.
